M&G UK Residential Property Fund
- The Fund’s investment policy to invest exclusively in the ELP, and therefore invest indirectly only in Real Estate Assets, mainly in Residential, PBSA and Senior Living Real Estate Assets located in the UK. The Fund may also, if circumstances so require, hold liquid assets.
- The Fund has been categorised under Article 8 of the Sustainable Financial Disclosure regulation (SFDR). An Article 8 product is defined as one which “promotes, among other characteristics, environment or social characteristics or a combination of those characteristics”.
- The value of an investment in the Fund will fluctuate, which will cause the Fund’s Unit price to fall as well as rise and you may not get back the original amount you invested.
- There is no guarantee that the Fund’s objective will be achieved.

Risks Associated with this Fund
- Investing in this Fund means acquiring units or shares in a fund, and not in a given underlying asset such as a building or shares of a company, as these are only the underlying assets owned by the Fund.
- The decision to invest in this Fund should be based on all objectives and characteristics and not solely its non-financial objectives and characteristics.
- Where market conditions make it hard to sell the Fund’s investments at a fair price to meet investors’ redemption requests, the board of the Fund may temporarily defer redemption requests as provided for in the Fund’s Prospectus.
- The Fund is actively managed and has no formal benchmark.
- Real estate values can be affected by a number of factors beyond the Fund’s control and may be subject to long term cyclical trends that can give rise to volatility in values
